The owner initially started as a subcontractor, cleaning carpets for multi-family homes before refocusing on residential and commercial clients. How Often Should I Have My Carpets Cleaned?
Most carpet manufacturers require professional cleaning by a certified technician every 12-18 months to maintain the warranty. If this does not occur, the warranty could be voided. That’s why it is essential to have an IICRC-certified firm or technician regularly clean your carpet. Generally, most carpet warranties do not apply or are voided for rental properties.
Having children, pets, or higher traffic may require more frequent cleanings. It is essential to maintain the carpet with regular vacuuming, ensuring the beater bar is set appropriately for the type and thickness of the carpet. Walk-off mats are also crucial as they allow a space for some or most soil to be removed from walking traffic before coming onto the carpeted areas.

It's a common misconception that a carpet is clean if it looks clean. Regular vacuuming is crucial to remove dry soil from the filaments. To maintain your carpet's warranty, it should be professionally cleaned at least once every 12-18 months.

Rental Property Carpet Cleaning
Rental properties tend to have heavily soiled carpets. Generally, they are not maintained very well, with little to no stain blockers and tenants who may or may not occasionally vacuum. Regular vacuuming is critical. Due to stubborn soils in many rentals, professionals often must use more robust products to combat them.
Our Cleaning Process
Our primary cleaning method is Water-Rinse Extraction, formerly known as Hot-Water Extraction. This method, which uses truck-mounted equipment, is often mistakenly referred to as 'steam cleaning' or 'shampooing.' We strictly adhere to the established standards of the ANSI and IICRC. After a thorough carpet assessment, we provide an accurate estimate for the cleaning cost. Once approved, we commence cleaning, ensuring your carpets receive the best treatment. Carpet Cleaning Procedures
- Dry-soil Removal: This is the most important yet often overlooked step in the cleaning process. We generally achieve this using a powerful commercial vacuum cleaner with HEPA filtration. We commonly spend as much time, if not more, vacuuming than the following wet portion of the cleaning process. People often will see the carpet after vacuuming and think we’ve finished cleaning, but we’ve only just completed the first step.
Many cleaners operate under the assumption that the powerful suction on their truck mount will pull everything out… It doesn’t. As much as 70% or more of the soils trapped in the carpet are insoluble, meaning they can’t be dissolved. Adding water often will weigh them down or cause them to clump together. Think of sand and how it acts when wet, we can make sculptures with it. These types of soil must be removed dry. Regular vacuuming is also critical to maintaining your carpet, as these soils are very abrasive to the filaments and can create a non-reversible, dull, dingy appearance. - Pre-conditioning or Pre-treatment: Using an injection sprayer, we topically apply engineered products to loosen and emulsify the remaining soluble soils
- Agitation (as needed): We use light agitation to help spread the products evening and encourage soil emulsification. We will occasionally use a more aggressive approach using a mechanical device with counter-rotating cylindrical brushes.
- Water-Rinse Extraction, formerly termed "Hot-Water Extraction": This involves the hoses coming into the establishment from our truck-mount system. Depending on the situation, we’ll use a minimal amount of engineered carpet rinsing detergent or a mildly acidic rinse in the rinse water extracted by a powerful vacuum.
- Extra drying: When possible, we often use air movers or extra dry strokes to vacuum up as much excess water as possible to encourage drying
- Grooming (when applicable): We groom the carpet using a carpet rake on cut-pile yarns. This allows the fibers to dry upright rather than matted down or leaving indentations and marks from the cleaning process.
Additional Procedures
Heavy soiling, spots, stains, pet issues, or odors may require additional processes, treatments, and labor. These generally incur extra charges and affect the overall cleaning cost. If you want an accurate cost estimate, free consultations are available within 20 miles. A consultation fee may be assessed for areas beyond 20 miles.
Drying Time
The most recent, updated standard states that the carpet must be dry within 12 hours. Many variables affect dry time. We can’t control all of them, but there are others that we can. We do our best not to leave the carpets too wet and try to speed up the drying as much as possible.
The Cost
Several factors determine the pricing of carpet cleaning. We charge per square foot, but rates vary depending on carpet density, soiling, pet issues, etc. Stairs are usually charged by the step based on the width of each. There is also a minimum setup fee. Pet issues such as urine or dander can increase the cleaning rate by 40-100%.
