The importance of regular carpet cleaning and carpet maintenance

Given the amount of foot traffic that flows in and out of a commercial building, it must be maintained daily and routinely cleaned. Many soils are tracked in and are very abrasive to the fibers, causing irreversible damage if not maintained well enough. The result will be that the carpet will not last as long as expected and potentially voided warranties.

Regular vacuuming is crucial to remove abrasive soil from the carpet. Some areas may need to be vacuumed multiple times daily depending on foot traffic. In addition to this, routine restorative cleanings with a truck-mounted system or suitable portable equipment annually or sometimes quarterly may be necessary. These restorative cleanings differ from maintenance cleanings, which involve other methods, such as using pile-lifters or encapsulation. These maintenance cleanings can be helpful for highly trafficked areas between the scheduled restorative, water-rinse extraction cleanings.

A recent cleaning at a retail store revealed a remarkable transformation. The store had not been cleaned in nearly three years. Commercial carpet hides a great deal of soil. When it appears dirty, it is filthy. Our professional cleaning service turned the heavily soiled carpet squares into a clean and fresh surface.

Our Cleaning Process

The principles of commercial carpet cleaning are essentially the same as those of regular carpet cleaning, with a few differences, primarily related to pressure and products used. We follow the standards set by the ANSI and IICRC.

Our process for Restorative Cleaning using Water-Rinse Extraction (Truck-mounted):

  1. Dry-soil Removal: The dry-soil removal phase is the most important yet often overlooked step in the cleaning process. At Ardent, we generally achieve this using a powerful commercial vacuum cleaner with HEPA filtration. It’s not uncommon for us to spend as much time, if not more, vacuuming than the following wet portion of the cleaning process. This step is crucial as it removes the majority of the trapped soils, ensuring a thorough and high-quality cleaning.
          It's a common misconception that a truck mount's powerful suction can remove all carpet soils. In reality, 70% or more of the trapped soils are insoluble and can’t be dissolved. Adding water can weigh them down or cause clumping. Other cleaners often overlook these soils, which must be removed dry. Regular vacuuming is also crucial for maintaining your carpet, as these soils can be very abrasive to the filaments and lead to a non-reversible, dull appearance.
  2. Pre-conditioning or Pre-treatment: We topically apply engineered products to loosen and emulsify the remaining soluble soils using an injection sprayer.
  3. Agitation (as needed): We use light agitation to help spread the products and encourage soil emulsification. We may use a more aggressive approach, using a mechanical device with counter-rotating cylindrical brushes if needed.
  4. Water-Rinse Extraction, formerly termed "Hot-Water Extraction": This involves the hoses coming into the establishment from our truck-mount system or powerful portable unit. Depending on the situation, we’ll use a minimal amount of engineered carpet rinsing detergent or a mildly acidic rinse in the rinse water extracted by a powerful vacuum.
  5. Extra drying: When possible, we often use air movers or extra dry strokes to vacuum up as much excess water as possible to encourage drying. Our methods allow commercial carpets to dry reasonably quickly.

Additional Procedures

Heavy soiling, spots, stains, pet issues, or odors may require additional processes, treatments, and labor. These generally incur extra charges and affect the overall cleaning cost. Free consultations are available within a reasonable distance if you want an accurate cost estimate.

Drying Time

Many variables affect drying. We do our best to get the carpets dry quickly. The most recent standard states that the carpet must be dry within 12 hours. Our methods allow commercial carpets to dry reasonably fast, and it is not uncommon to find one area that has already dried as we clean another.

The Cost

Our pricing is based on square footage and may include other factors such as soiling, work needing to be completed during evening hours, or significant obstacles such as cubicles. We will take measurements using tools such as lasers, walking wheels, and tape measures to produce an accurate cost estimate. We recommend scheduling a consultation for heavy soiling concerns, regular cleaning proposals, or spaces greater than 1,500 square feet. Our services typically start with a $300 minimum, with some exceptions for small nearby facilities.
