This is travertine tile inside the bathroom of a community clubhouse, which we cleaned and sealed. You can imagine how filthy a bathroom may get, but imagine a public setting with significantly more foot traffic. Another factor is that everyday mopping can make it even dirtier. A mop is only clean on the first dunk; afterward, it spreads soil around. That soil and leftover cleaning product get trapped in the grout or on baseboards, dries, and attract MORE dirt to itself.

Our Cleaning Process

Our cleaning process for most flooring and ceramic countertops is not just comprehensive, but also highly effective. It involves water-rinse extraction using high pressure and a spinning tool. Once we’ve taken measurements and completed our assessment of the stone or tile, we’ll provide you with an accurate estimate of the cost of cleaning it. Upon your approval, we can schedule a cleaning appointment.

We need furniture and items removed from the cleaning areas. We can move some furniture to other places while we clean one location and then back again. There are additional fees associated with furniture manipulation. It is recommended and preferred that the areas for cleaning be empty or vacant. The steps in our process are as follows:

  1. Dry Soil Removal: We remove as much dry soil and debris as possible before applying wet solutions to the surfaces for cleaning. This may involve a broom with a dustpan, a dust mop, or a vacuum cleaner.
  2. Protective Measures: We’ll assess any items or areas that may need to be masked off or protected, which varies depending upon the products being used
  3. Soil Suspension: We employ engineered products for specific materials, ranging from acidic to neutral or alkaline. We carefully apply and spread the products to the cleaning area, focusing on manageable sections at a time.
  4. Agitation: We may scrub or massage the product depending on the material. Aggressive scrubbing can damage certain materials. This may also include using a brush for some grout lines.
  5. Water-Rinse Extraction: We use high-pressure, soft water without any added product to rinse and extract with a truck-mounted vacuum. Generally, we use cold water because hot water can damage and even start dissolving specific stones.
  6. Restorative Cleaning (if necessary): Depending upon the outcome of step five, we may have to engage in a six-step restorative cleaning process involving acids, neutralization, and re-rinsing
  7. Drying: We like to get as much water up and off the surface as possible. We often use towels to soak up any puddles before setting air-movers to dry the surfaces rapidly.
  8. Apply Sealer: Once the surfaces are effectively cleaned and dry, we can apply the appropriate sealing for the material. In the case of ceramic or porcelain, we would seal the grout lines, whereas, in stone, we’d apply a sealer over the whole surface.

Additional Procedures

Heavy soiling, spots, stains, pet issues, or odors may require additional processes, treatments, and labor. These generally incur extra charges and affect the overall cleaning cost. If you want an accurate cost estimate, free consultations are available within 20 miles. A consultation fee may be assessed for areas beyond 20 miles.

How long does it take to dry?

Generally speaking, stone and tile dries relatively fast on the surface. Depending upon the material's density, it may take time for some stones to dry out thoroughly. Grout, being porous, tends to hold water for a while, but fans and air circulation help evaporate the water quickly. In most cases, areas that have been cleaned can be walked on relatively soon.

The Cost

Several factors determine pricing, including the square footage, type of material being cleaned, soiling, furniture that needs to be moved, and sealing. We charge per square foot. We always recommend that you schedule a consultation to receive an estimate before having this service performed. It is common for these projects to be well over $1,000, and they require planning.
